Purandar Airport Update and Its Impact on Real Estate 2026

October 26, 2026
Purandar Airport Update and Its Impact on Real Estate

For almost a decade, the Purandar Airport was the project Pune kept talking about but never quite saw move. First proposed in 2016, it went through site changes, farmer protests and repeated deadline extensions.

October 2026 marks a real shift. The Pune district administration has taken possession of 76% of the required land, secured consent from about 96% of affected farmers and ordered compulsory acquisition of the remaining 40 hectares after the Bombay High Court dismissed a petition against the project.

For investors, this changes the conversation. The question is no longer whether the airport will happen, but which locations around it will benefit, when, and what risks still remain. This update covers the latest status, the connectivity picture and our view on the real estate impact.

Purandar Airport Latest Update: Land Acquisition Status and Project Timeline

The Chhatrapati Sambhajiraje International Airport is a greenfield project in Purandar taluka, southeast of Pune. It is being developed by the Maharashtra Airport Development Company (MADC), while MIDC is handling land acquisition.

The project needs 1,216 hectares across seven villages, including Pargaon, Kumbharvalan, Vanpuri, Ekhatpur, Munjwadi and Khanwadi. As of October 2026, about 980 hectares, or 76%, is in the administration’s possession.

Parameter Current status
Official name Chhatrapati Sambhajiraje International Airport
Developer Maharashtra Airport Development Company (MADC)
Land required 1,216 hectares across seven villages
Land in possession About 980 hectares (76%), October 2026
Farmer consent About 96 to 97%
Compensation ₹1.61 crore per acre, plus payments for trees, wells and structures
Planned capacity 75 million passengers a year, two parallel runways
Remaining land About 40 hectares in Pargaon, under compulsory acquisition
Construction start Expected after acquisition closes, targeted around December 2026

The compensation structure carries an important detail. Farmers who refused consent will still be paid, but they lose the 10% developed plot and other benefits given to those who agreed voluntarily.

District Collector Jitendra Dudi has said the remaining acquisition should be completed within about a month. Given the project’s history, we would treat any construction start date as indicative until tenders are awarded and work is visible on site.

Regional Connectivity: Pune Ring Road, Navi Mumbai Airport and Vadhvan Port

An airport only creates value when people and goods can reach it. Purandar’s real estate story therefore depends as much on the road network around it as on the runway itself.

Pune Ring Road. The western section reached 30% completion in September 2026, with opening targeted for December 2027 and the eastern section for December 2028. In August 2026, the state approved a revised cost of ₹10,502 crore, including a new 31.8 km access controlled stretch linking the Pune Solapur and Pune Satara roads, which strengthens the southeastern belt.

Navi Mumbai International Airport. NMIA began commercial operations in December 2025 and handled 11,853 tonnes of cargo between January and September 2026, more than half of it international. Its rise as a freight gateway raises the value of a second large cargo capable airport in the Pune region.

Vadhvan Port. The state government expects the deep water port in Palghar to be operational by 2030. Together with NMIA, it points to a western Maharashtra logistics network where Pune’s industrial belt sits close to both air and sea export routes.

Infrastructure Status, October 2026 Relevance for Purandar
Pune Ring Road (west) 30% complete; opening targeted December 2027 Faster access from western Pune and the Mumbai side
Pune Ring Road (east) Opening targeted December 2028 Direct benefit to the southeastern belt
Navi Mumbai Airport Operational since December 2025; international cargo running Strengthens the regional air cargo ecosystem
Vadhvan Port Targeted for 2030 Long term export and logistics demand

Impact of Purandar Airport on Pune Real Estate and Land Prices

For two decades, Pune’s growth has moved west and northwest, following IT employment in Hinjawadi, Baner, Wakad and Pimpri Chinchwad. Purandar is the first project with the scale to pull a meaningful share of that growth toward the southeast.

The demand profile will look different from the IT corridors. Large airports attract logistics parks, warehousing, hotels, offices and aviation linked businesses first, and residential demand follows the jobs those create.

MADC’s plans also include an Aerocity. If it is executed, it could become a commercial district in its own right, with hotels, convention space, offices and retail, rather than the airport remaining a standalone transport asset.

Developer interest has already started. Shapoorji Pallonji Real Estate acquired 105 acres near the airport in late 2025 for plotted development, an early signal of institutional confidence in the corridor.

The government’s compensation rate of ₹1.61 crore per acre also gives the market a useful reference point. It is an administered price for acquired land rather than a market rate, but it shapes owner expectations across nearby villages.

In our view, the appreciation is likely to unfold in three phases:

Phase Likely timing What typically drives demand
Acquisition and approvals Now Speculative land buying, plotted layouts, weekend homes
Construction Roughly 2027 onwards Contractor housing, warehousing, early commercial land
Operations After commissioning Aviation jobs, hospitality, offices, organised residential projects

The Noida International Airport at Jewar offers a useful precedent. Land values along the Yamuna Expressway rose well before operations, followed by townships, warehousing and industrial projects. Pune’s market has its own drivers, but the pattern of value building years ahead of the first flight is worth noting.

Best Locations to Invest Near Purandar Airport: Micro Market Analysis

The villages inside the acquisition zone are not investment opportunities, since that land is being taken over for the project. The value lies in the established towns and corridors just outside it.

Micro market Role in the corridor Primary demand driver Best suited for
Saswad Largest nearby town on the airport approach Residential catchment for airport staff and allied businesses Plots and residential land with a medium to long horizon
Jejuri Established town with an existing MIDC base Industrial jobs plus future airport linked services Commercial and industrial land
Fursungi Urban edge between Hadapsar and the airport Proximity to the city, logistics and workforce housing Apartments and rental housing
Uruli Kanchan On the Pune Solapur side of the corridor Logistics and industrial activity Warehousing and logistics land
Dive Ghat belt Road link between Pune city and Saswad Connectivity upgrades and weekend home demand Long term land holding

Fursungi offers the most immediate end user demand because it is already part of Pune’s urban fabric. Saswad and Jejuri are the stronger long term airport plays, but they depend on road upgrades and social infrastructure arriving on time.

We would advise against buying on proximity alone. Access to the airport approach roads and the Ring Road interchanges will matter more than straight line distance from the runway.

Investment Risks and Legal Due Diligence Near Purandar Airport

Airport corridors attract strong returns, and they attract aggressive selling too. These are the risks we see most often around Purandar.

Project timeline risk. The airport was first expected to be operational by 2023. Even with acquisition nearly done, construction, approvals and financing can slip, so plan your holding period with a buffer.

Cancellation risk is real. Near Chennai, the Parandur airport plan was dropped in 2026, and reports pointed to a fall in land values around it. Purandar is far more advanced, but the case shows why investments should not depend on the project alone.

Non agricultural (NA) status. Most land around the airport is still unconverted agricultural land. Plots sold without a valid NA order cannot be built on as promised and are difficult to resell.

Power of Attorney and unregistered sales. Some brokers in Saswad, Jejuri and Dive Ghat have reportedly sold plots through Power of Attorney or unregistered agreements. Insist on a registered sale deed, a clean title and a MahaRERA registered project or agent wherever applicable.

Acquisition and reservation overlap. Check every survey number against the airport acquisition maps, the Ring Road alignment and the Regional Plan. Land reserved for public use may be acquired at an administered rate.

Key Takeaways for Real Estate Investors

  • Purandar Airport has moved from proposal to execution, with 76% of the 1,216 hectares in possession and compulsory acquisition ordered for the rest.
  • Construction is targeted to begin around December 2026, but timelines should be treated as indicative until work is visible on site.
  • The Pune Ring Road, Navi Mumbai Airport and Vadhvan Port together place Pune’s southeast inside a larger western Maharashtra logistics network.
  • Southeast Pune is likely to see logistics, warehousing and commercial demand first, with residential demand following the jobs.
  • Saswad, Jejuri, Fursungi and Uruli Kanchan are the micro markets to watch, each suited to a different type of investor.
  • NA status, title and acquisition overlap are the biggest legal risks. Verify every survey number before you commit.
