A study of the Delhi Metro extension in Gurugram found that properties within 500 metres of a station gained 20 to 25% after the project was announced and about 30% after it started operating.

The same study found prices dropped by roughly 12% for every additional kilometre from the station. Research on Bengaluru’s Namma Metro points the same way, linking both station proximity and years of operation to higher values.

The timing detail matters more than the headline. About half the premium in Gurugram built up during planning and construction, and the other half after trains began running.

So the sweet spot is usually after a project is funded and visibly under construction. By then the approval risk is behind you, but the full premium has not yet been priced in.

When we assess connectivity, we look at four things:

Factor

What to look for

Rail access

Metro or suburban station within 500 metres to 1 km

Road network

Easy access to expressways and arterial roads, tested at peak hours

Commute time

Under 30 to 45 minutes door to door to the nearest major office cluster

Utilities

Reliable water, power, drainage and fibre internet

One caution. Employment Hubs and Office Absorption as Drivers of Housing Demand

Housing demand follows office demand. When companies lease space, their employees rent nearby, and a few years later many of them buy.

The 2026 data makes this link very clear. Colliers reports that office leasing across India’s top seven cities reached 35.7 million sq ft in H1 2026. Bengaluru took 10.5 million sq ft of that, a 29% share, while Hyderabad’s leasing jumped 47%.

Global Capability Centres are now the main engine. They leased 16.6 million sq ft in H1 2026, which is 46% of all Grade A office leasing, and Colliers expects 30 to 35 million sq ft for the full year.

Now look at housing. In Q3 2026, Hyderabad (up 15%) and Bengaluru (up 12%) posted the strongest growth in home sales, while sales fell in four of the seven major cities. These same two cities also saw the sharpest rise in rental yields since 2019.

That is not a coincidence. It is the employment cycle showing up in the housing market.

The practical lesson is to judge a micro market by the office stock and pipeline within a 30 to 45 minute commute, not by the city’s headline numbers. We also prefer areas where demand comes from several sectors.

A location that depends on one large employer carries real concentration risk.
